Passiv Haus Off-Site Loft Module

East Midlands Housing Association (EMH) has recently installed a highly efficient new loft module on one of its terraced houses in Leicester. EMH, under the Retrofit for the Future competition, are refurbishing a mid terrace house to Passiv Haus standards. To enhance the property they decided to convert the loft into living space. To ensure this was completed to a short timescale and to the required standards they turned to EnviroHomes Ltd.

EMH asked EnviroHomes to design, manufacture and install the EnviroLoft within 4  weeks. The company met the challenge and the off site manufactured unit was installed in a matter of hours rather than the traditional 2/3 weeks on site method.

 The loft pod was handed over with a high standard of insulation, with all the external surfaces being manufactured to 0.12 W/m²K. The design also included the fitting of an airtightness membrane which was to be linked into the membrane being installed in the main property. Ducting for the Mechanical Ventilation and Heat Recovery unit along with electrical circuits and triple glazed roof lights were also fitted in the factory.

'Enviro Homes were given a very short time scale of less than four weeks, to deliver a design solution and to manufacture the roof pod, including installation.

  

Within a a few days of being commissioned they were able to measure up on site and provide initial drawings and structural calculations. They demonstrated that the pod structure could be achieved within brief and the parameters that were set out. Once the design was structurally verified, the go ahead was given. Within a week the main structure was assembled at the Enviro Homes facility and inspected by the EMHA team.

  

The install date was confirmed and was well within the four week window given to them. Enviro Homes made all the arrangements including haulage and the crane for the lift. The pod was successfully installed as planned without any glitches. The pod fitted better than a bespoke Savile Row suit!

  

EMHA have have relished the opportunity to work with Enviro Homes and were greatly impressed with their ability to offer their expertise in the design and delivery of the pod. They have come up with a real retrofit solution that can be replicated on nearly any property on a larger scale anywhere in the country'.
